A leading technology infrastructure developer has bought about 178 acres in the Apex area of North Las Vegas for $196 million, combining two parcels positioned for large scale technology infrastructure development.
The deal paired a 30 acre site owned by Apex Power Industrial with an adjoining parcel of roughly 148 acres, sold together as a powered land transaction. The property sits at U.S. 93 and Apex Power Parkway within the Apex industrial area.
Apex Power Industrial was formed specifically to acquire and develop the 30 acre property and is managed by Tim Castello, Angelo Tiberti, and Michael DeLew. The group bought the site about three and a half years ago for $5 million and spent the next two and a half years preparing it for technology infrastructure use. That work included extensive market and site research, detailed site planning, and a major effort to secure the large electrical capacity a project of this scale requires.
Apex is well suited for this kind of development because the land is deed restricted against residential use and designated for heavy industry. Together with the supply of large industrial tracts and access to substantial power infrastructure, those traits make the area a strong fit for technology and other power intensive industrial projects. The preparation work turned an industrial land purchase into a site ready for a technology infrastructure user.
The Apex Power Industrial parcel sold for $32.5 million as part of the larger $196 million deal.
Castello said the sale shows how value can be built “long before vertical construction begins.” He explained that his group saw the long term potential of the Apex area at the time of purchase and invested significant time and money in research, site planning, and above all securing the power capacity needed to make the property viable.
The owners retained the Phoenix based Data Center team at JLL, led by Mark Bauer, to represent them. By combining the two parcels, the ownership groups created a powered development opportunity of about 178 acres capable of supporting a large technology infrastructure campus.
Castello said assembling the acreage and pairing it with meaningful power capacity made the opportunity far more compelling. He noted that technology infrastructure needs much more than land, since power, infrastructure, planning, timing, and scale must all line up, and that his team spent years working through each of those pieces.
The sale reflects growing demand for powered land as technology infrastructure operators expand to keep up with demand from artificial intelligence, cloud computing, and other data intensive technologies. The Apex area of North Las Vegas has drawn rising interest from industrial, technology, and infrastructure users looking for large sites with access to major power and transportation infrastructure, and its heavy industrial zoning and residential restrictions further set it apart.
For Apex Power Industrial, the deal marks the successful completion of a multiyear strategy to identify the site, anticipate market demand, and create value through careful planning and infrastructure preparation. Castello described this as the kind of development work that often happens behind the scenes, starting with understanding where the market is headed and then positioning the right land for its best use. He said the team is proud of the result and of the role the site will play in the continued growth of the Apex area.
