Texas developers W. Tylere Brennan and Justin Hobson know Las Vegas well. Both sold high rise units in the CityCenter project on the Strip about two decades ago, and Brennan is a third generation Southern Nevadan who was born and raised here.
Now they have launched their own project in the valley, an upscale senior housing complex. Their Austin based firm, Investcor Development, recently broke ground on a 234 unit residential community on the east side of Green Valley Parkway just south of the 215 Beltway, near Whole Foods Market.
Rents have not been announced, but Brennan said the $110 million complex will include independent living, assisted living, and memory care units along with a long list of amenities. Those include a restaurant and bar, two gyms with one for physical therapy, a rooftop deck, an outdoor putting green, a private movie theater, multipurpose rooms, a spa and salon, a whiskey lounge, and a tea room.
The project will also have underground parking, which is rare for Southern Nevada, and will sit close to the dining and retail at The District at Green Valley Ranch and Green Valley Ranch Resort. Brennan, principal partner of Investcor, said the developers expect to complete the project, MorningStar at Green Valley, in fall 2028.
Southern Nevada has long attracted retirees with its nearly year round sunshine and relatively lower cost of living, and Brennan expects strong demand from residents of the area’s many 55 and over communities. Sun City Anthem alone has more than 7,100 homes and roughly 13,000 residents in Henderson.
Investcor has properties in Texas, Florida, Louisiana, Idaho, and Arizona. It opened a senior living community in Sparks in 2022, and the Henderson project is its first in the Las Vegas area.
Henderson’s Community Development and Services Department approved a design review for the project in late 2025. Property records show the developers closed on the $8 million, 3 acre site in August, and the city has issued several permits since early September, including for grading, civil improvements, and electrical work at 2155 Village Walk Drive.
Investcor first announced a 244 unit project called Valara. Brennan said the team reduced the unit count to offer more one and two bedroom homes instead of studios. The group also brought in Denver based MorningStar Senior Living to operate the community, and the property was rebranded as part of that agreement.
